Tom Vlahakis proposed replacing an abandoned nonconforming gasoline station with a one-story, approximately 6,000-square-foot four-tenant center anchored by Convenient Food Mart. The plan included about 44 parking spaces, limited self-service gasoline, landscaped residential buffers, and access from Struble and Pippin Roads. The Regional Planning Commission recommended denial based on the available commercial supply and nearby residential development; the Rural Zoning Commission recommended conditional approval.
Resolution No. 592 required development generally as planned, paved and drained parking, no drainage north or west, screening, 40 feet of right-of-way from both road centerlines, one access on each road, controlled lighting, sign review, and final-plan approval. The final plan was approved unanimously on August 7, 1979, with a five-foot building-length increase for indoor bottle storage. Resolution No. 646 later approved a 2,400-square-foot Case 1-81 addition and revised screening, but the 1985 review sheet states that it expired without action. A separate 24-by-30-foot canopy plan was approved April 23, 1985.
