The Drees Company proposed a single-family subdivision on approximately 93.74 acres along West Kemper Road. The initial 215-lot concept was revised during review to 178 lots after concerns about density, rural character, access, topography, and infrastructure. The final plan established clustered residential development with protected open space and common areas maintained by a homeowners association.
Resolution No. 17-97 required an 80-foot minimum lot width, no more than 55 lots between 12,000 and 14,000 square feet, at least 12.8 acres of green space, preservation of severe topography, compliance with subdivision and agency requirements, and final plans for grading, landscaping, lighting, signage, roads, drainage, water, sewer, and fire protection. The subdivision was later developed and recorded as Hunterston.
