Resolution No. 407 approved a large planned residential community with no more than 387 dwelling units, including no more than 273 townhouses or apartments. The plan also reserved approximately two acres for a church or open space and approximately 2.45 acres for limited convenience retail. Conditions addressed streets, access, Springdale Road widening, tree preservation, open space, ownership, and later final-plan review.
The file documents staged residential approvals in 1971 and 1973, conversion of the reserved church site to fire-station or other Township use, a day-care approval, and the eventual convenience-market development. Gasoline dispensing was denied in 1985, and the Convenience Food Mart concept and final plan were approved in 1986-1987 without gasoline. Later records address liquor licensing, lighting, apartment zoning verification, fence screening, gasoline-pump questions, and a 2004 site modification.
