Ford Leasing & Developing Company sought to expand the commercially zoned property at the southeast corner of Colerain Avenue and McGill Lane to create a site large enough for a new Lincoln-Mercury automobile dealership. The original request focused on approximately 1.434 acres of residentially zoned property east of the existing commercial frontage. During review, the proposal was expanded to place the entire development site, including the existing retail-business property, within an “EE” Planned Retail Business district.
The proposed development included an approximately 18,000-square-foot first-stage dealership building, a future building addition, new and used automobile display and storage areas, customer parking, landscaping, fencing, and access from Colerain Avenue and McGill Lane. Planning review focused particularly on protecting the remaining residential properties along McGill Lane from the expansion of commercial development.
The Regional Planning Commission and Rural Zoning Commission recommended approval with conditions, and the Board of County Commissioners approved the case through Resolution No. 337. The conditions addressed lighting, fencing and landscaping, driveway locations, treatment of the McGill Lane frontage, paving, and drainage.
The file also documents later administration of the district, including approval of the development plan and additional signs, correspondence concerning incomplete landscaping, and requests during 1976–1977 by Al Castrucci Lincoln-Mercury to modify fencing and landscaping along McGill Lane.
