Hank's Auto Body operated as a lawful nonconforming body shop and sought zoning that would allow a new 1,800-square-foot paint facility, a 945-square-foot office expansion, additional parking, and future conversion of the adjoining apartment building to business offices.
The Regional Planning Commission recommended denial in favor of a compatible-nonconforming-use process. The Zoning Commission recommended approval, and the Trustees approved the zone map amendment. Conditions fixed the industrial boundary at the floodplain, prohibited highway signs, limited other signs, required west-side landscaping and compliant lighting, and required wrecked vehicles on the industrial parcel to be kept inside a building.
