Scott Clark sought to convert an existing State Farm home occupation into full office use while keeping the building's residential exterior. Reviewers treated the 0.41-acre Planned Office district as a transition and termination point between the commercial uses nearer Colerain Avenue and the residential properties farther east and south.
The approval required formal review of any additional office space, related parking, and signage, together with detailed landscaping, drainage, access, sewer, erosion-control, fire-protection, permit, and maintenance requirements. The April 1985 final plan approved the existing building and identification sign without immediate expansion. A later proposal for a larger east-side addition was revised, relocated to the west side, and reduced to 450 square feet with a five-foot setback; the Zoning Commission approved that revised final plan in March 1992 after receiving the adjoining owner's written no-objection.
