Southwestern Development Company sought to rezone approximately 31.47 acres on the south side of Harrison Pike, generally between Springdale and Wesselman Roads, from "A" Residence and "H" Flood Plain to "E" Retail Business. The tract was bounded by major highways, the railroad, Wesselman Road, and Taylor Creek. No specific development plan was submitted, although the applicant discussed retail businesses and a motel.
Review addressed floodplain elevation, scour protection, Taylor Creek, access, sight distance, and the lack of a binding plan. Regional Planning recommended approval only for land zoned "A"; Rural Zoning recommended denial. The Board approved Resolution No. 404, withholding permits for land formerly in the "H" District until it was raised to an elevation acceptable to the conservancy district.
