The property owners sought to rezone approximately 11 acres along the east side of Colerain Pike from residential and office zoning to “E” Retail Business. The application involved several adjoining properties and was intended to allow commercial development along the Colerain Pike frontage. A proposed branch automobile dealership for Progressive
Oldsmobile was specifically discussed during the review. The Regional Planning Commission supported commercial zoning but recommended limiting its depth. At the township hearing, both support and opposition were expressed, particularly regarding how far commercial zoning should extend toward the homes on Sunnyside Drive.
The Rural Zoning Commission subsequently recommended approval to a greater depth to accommodate the proposed automobile dealership.
The Board of County Commissioners ultimately approved the rezoning with additional modifications intended to limit the depth of the commercial district, particularly on the two northernmost parcels nearest Sunnyside Drive. The final approved configuration is shown on the zoning plat contained at the end of the file.
