Ameritek initially proposed 100 condominium units on a wooded site surrounded by single-family development. After continued hearings and density concerns, the proposal was reduced to 85 units: 49 condominium units in five apartment-style buildings and 36 units in six townhouse-style buildings. The Zoning Commission recommended the revised plan, and the Trustees approved it through Resolution No. 11-99.
The final development plan was approved unanimously in April 1999. A later request to relocate the gazebo and replace a landscaped mound was processed as a major change after neighborhood concerns and legal review. Resolution No. 90-01 approved the change with specific arborvitae, white-pine, and deciduous-tree requirements. Final zoning approval was released in November 2004 after detention-pond stabilization issues were resolved.
