Dry Ridge Development Company proposed Crystal Pointe on approximately 73 acres at the northwest quadrant of I-275 and Colerain Avenue. The original plan combined condominiums, offices, a hotel, restaurant, and retail uses. The Regional Planning Commission recommended denial, the Rural Zoning Commission recommended conditional approval, and the Board denied the request on July 26, 1984 through Resolution No. 700.
After litigation, the applicant submitted a lower-intensity plan deleting the retail district, limiting planned office space to 400,000 square feet, establishing a 9.5-unit-per-acre average residential density, and excluding hotel or motel use. The Board approved the modified DD and OO districts on December 9, 1987 through Resolution No. 779 as part of a court settlement.
